Why the Price Must Be Right

In Calgary’s shifting real estate market, it is more important than ever before for sellers to get the price right when they list their home for sale. Even in robust seller’s markets such as Calgary experienced over the past few years, overpriced homes tended to languish in the MLS while others priced correctly to begin with quickly became the object of bidding wars.  In balanced or buyer’s markets, overpricing a home can be a fatal error and doom any chance for a sale.  Conversely, homes that are underpriced sell too quickly and the sellers are left shaking their heads and feeling cheated.
 
This is why you need the services of an experienced Realtor when you make the decision to sell your home – in any market!  Choose someone with in-depth knowledge of your neighbourhood – someone who has their finger on the pulse of market trends and can price the home correctly and move quickly to get you the highest possible selling price from a qualified buyer.
 
There are many factors to consider when determining the right listing price for your home.  Your Realtor will begin by appraising the overall condition of your home and pulling comparable listings or “comps” on recently sold homes in your community.  She will not be looking at the listing price for these homes, but the selling price. If there are few or no properties similar to yours, then it makes the job a bit more challenging, but not impossible.
 
Next, your Realtor will look at those elements and enhancements that set your property apart from its competition – such as recent renovations, noteworthy architecture or incredible views.  At the same time, she will need to take into account those conditions that may serve to decrease the value of your home – such as restrictive easements, poor location or tired looking kitchens and baths.   The listing price you agree upon will also need to factor in how fast you need to sell the property.  If you are in a big hurry to move for a new job or other pressing need, it may be wise to price the home a little on the low side to guarantee a quick sale.
 
In the digital age where almost everyone has access to in-depth information relating to home sales, it is very difficult to fool anyone.  Today’s homebuyers are educated, informed and perceptive when it comes to real estate.  They will most likely be represented by their own Realtor pushing for them so it is critical that you have your own agent fighting to protect your interests and your asset.
 
Price your home realistically in line with current market trends and the buyers will come!
