There are so many reasons why you should choose to work with a Realtor when buying and selling real property. Some reasons are fairly obvious. Other reasons may be less obvious, but no less important. In the HGTV era, it is not surprising that many people think it will be easy to buy and sell real estate on their own. TV makes it look so easy and so much fun! Do not forget that these shows are produced and staged to entertain – not to educate - and they rarely reflect reality.

Realtors have the people. - The No. 1 reason to work hand-in-hand with a Realtor is because that is where the players are. The majority of buyers and sellers choose to work with professionals to achieve their real estate goals. Internet listings are great and lots of fun to peruse, but they are only useful to the extent they reach the target audience. That is where a professional Realtor, with a well-established network of professionals and would-be buyers and sellers comes into play.
Realtors can offer advice even when you are not actively buying or selling. - One of the great things about working with a Realtor you know and trust is that you do not need to wait until you are ready to buy or sell to get their advice. In fact, a good strategy is to sit down with a Realtor and get to know one another well in advance of making any actual moves. Your Realtor can advise you on topics such as the the best time to buy or sell, up and coming neighbourhoods, looming market shifts, how to save for a down payment, and everything in between. When the time is right to enter the market, your Realtor should already have a clear picture of your wants, needs and dreams. They can also tell you which home improvements are likely to carry the best return on value in your community.
Good Realtors have well-honed instincts. - A quick sale cannot be considered a success if the home was seriously undervalued. A home that languishes on the MLS for months because it is overpriced will become tainted. Buyers and their agents will gravitate away from ridiculously overpriced listings on the assumption that the delusional owners will be difficult to deal with. A good Realtor with more than a few years of experience will be able to accurately price your home in a matter of minutes. As professionals, we develop “gut” instincts and a “feel” for the local market that cannot be replicated by amateurs.
Realtor have the time. - Given that you probably work, care for a family and look forward to your leisure time, do you really want to spend your precious free hours coordinating open houses and fielding calls from agents while you should be working at your day job? And how awkward will it be when you overhear potential buyers ripping apart the home you have grown to love? Spare yourself the running around and emotional onslaught by hiring a professional who can remain objective and guard your interests better than you can.
Realtors have knowledge of local zoning and by-laws. - The real estate industry is complicated. With rules & regulations that are constantly changing, it is downright dangerous to wade into complex scenarios fraught with potential pitfalls that can result in financial ruin and heartache. Experienced Realtors have a strong working knowledge of everything from contracts, to mold, easements, encroachments, septic fields, zoning laws, title issues, property disclosure, roof leaks and granite countertops. They can take a lengthy home inspection report and whittle the list down to those items that are the legitimate responsibility of the seller given the other parameters of the deal.
