Selling Your Home? Quick Tips To Make Your Home Shine
A very important job of a real estate agent is to stage a home so that it would get sold at the right price and quickly. It has been known to make or break a deal. That is why when I list a home and I feel that a bit of staging can help highlight its strengths, I hire a professional as part of my service package.
But actually, there are several things you could do yourself to make your home ready for selling. I always tell my clients these and we get fantastic results each time. Sometimes the results are so good the client changes their mind about selling!
Clean up and declutter.
The most basic thing you can do to make your home look its best for buyers is to clean and organize it inside and out (include the closets, basement, garage, walkway – everything that’s part of your house). Dirt is not only unsightly, but can give off a bad smell too. And everything that is unessential (though a simple décor is certainly essential!) is a liability because it just gathers dust, makes your house look like a cramped warehouse instead of living space, and may even be a safety hazard. And the less clutter there is in your home, the easier it would be for the buyer to visualize his own stuff in the house and imagine living in it. That’s one step closer to closing the deal!
Consider applying a fresh coat of paint.
After cleaning and de-cluttering your home, step back and take a good look at it to see if it could use some livening up with paint. You’d be amazed -- your old home could look like new! Just remember not to be too creative such as by using funky colors, as everyone has his own taste and yours may just turn off the buyer. Use a neutral color instead and leave the creating to the next owner. But you can add color to dull spaces through flattering curtains or eye-catching throwpillows, bedsheets and pillowcases plus a simple decorative ornament or two, and even green plants. And remember to let light work its wonders: let the sunshine in at daytime and turn on the lights to impress at night!
Do basic repairs.
A house that looks wonderful would still be a turnoff if the doorknobs are falling off, the doors won’t shut tight or are practically hanging from a hinge, the faucets are leaking, the pipes are squeaking, and the light bulbs won’t turn on. It is especially important to make sure your bathroom and kitchen fixtures are in top shape – those sell homes!
Prospects would rather see how great your home really looks than hear how great it could look “with a little work.” All these may call for some effort on your part now, but a little could go a long way and the return would be well worth the work.
