Women are the fastest-growing demographic group in the Canadian real estate market. Buoyed by the fact that women now tend to be better-educated than men and are finally earning better salaries - young, single, millennial women are leading the real estate charge. Numerous government and industry publications report that 25% of all homebuyers are single women. Single men represent only 10% of the market. The typical buyer is a millennial woman in search of a three-bedroom home.
Women are not only setting the pace for homebuying and investing, but also rising through the ranks of real estate professionals. Canada is home to more than 100,000 licensed real estate agents. An industry that was once an exclusive “old boy’s club” is now increasingly populated by women who have forged successful careers as professional Realtors.
The achievements of women in the real estate industry are particularly remarkable when you stop to consider the fact that women in our country could not even take a loan without a male co-signer until 1961. We’ve definitely come a long way baby! Today’s women are no longer sitting around waiting for Prince Charming to buy them a dream house to decorate. They are diving into the market and buying, selling, residing in and renting out properties in their own name and decorating them too!
The ability to multi-task has helped propel women to the top of the real estate ladder. Real estate investors and industry professionals must be able to juggle a myriad of tasks at the same time. Studies have served to confirm what many of us already knew – many women are better than men at organizing and juggling multiple tasks. There is also evidence to indicate that women are generally better than men at mitigating risk through diligent research and screening. These are all essential skills needed for success in real estate.
As women, we have struggled for years to achieve equal rights and equal pay and learned to develop patience along the way. Patience is a virtue that comes in handy in real estate investing – patience to wait for the right property and the right tenant and patience to understand that success in this business largely depends on long-term appreciation.
Success in real estate is available to anyone with the instincts, knowledge, people skills and work ethic required to achieve positive results on a regular basis. Women have already made tremendous strides and achieved great things in Canadian real estate. Because it has not been easy and owing to the struggles we have faced along the way, women are uniquely qualified and poised to lead the way in this dynamic industry.
